Quick Answer
Association Property Managers prices full-service management per home per month, based mostly on the age and amenities of the community. Newer communities (0 to 10 years old) start at $12 per home per month. Older communities cost more because they need more maintenance coordination, with associations 50 years or older at $22 per home per month. Our self-management software is $3 per door per month. One-time setup is $500 for communities up to 75 homes and $1,200 for communities up to 200 homes.

What Is Included
- Monthly financial reporting
- Five meetings per year, including the annual meeting
- Homeowner and board portal access
What Costs Extra
- Long meetings: time beyond two hours is billed hourly, at $65 per hour in Michigan and $85 per hour in California.
- After-hours calls: $75 per occurrence.
Contract Terms
The initial term is two years, then the agreement renews year to year.

- 60-home community, 5 years old, landscape and pool: 60 x $15 = $900 per month ($10,800 per year), plus a $500 one-time setup fee.
- 150-home community, 8 years old, landscape, pool, and clubhouse: 150 x $17 = $2,550 per month ($30,600 per year), plus a $1,200 setup fee.
- 80-unit Michigan condominium, 28 years old: 80 x $22 to $28 = $1,760 to $2,240 per month, plus a $1,200 setup fee.

Ask every company for a written, itemized quote that states the per-home rate, setup fee, number of meetings included, hourly meeting rate, after-hours fee, software or portal fees, and contract length with renewal terms.
