Remote HOA Management

Remote HOA Management in Alaska

Serving Anchorage, Fairbanks, Juneau, Wasilla

APM delivers professional HOA and condo management to Alaska boards entirely online — software, financials, and board support for communities in Anchorage, Fairbanks, Juneau, Wasilla, and beyond.

HOA and condominium boards in Alaska — whether in Anchorage, Fairbanks, Juneau, Wasilla or smaller communities across the state — face the same core challenges: keeping financials accurate and transparent, enforcing community standards consistently, managing vendors accountably, and running compliant board meetings. Remote management through APM means your board gets professional support for all of these functions without the cost and overhead of a traditional local management company.

APM's remote management platform, HOA Alchemy, is the operating layer of your community. Board members get a live dashboard showing bank balances, reserve fund status, open violations, vendor work orders, and meeting history — updated in real time. Homeowners pay dues online, submit requests through the portal, and receive notices digitally. The whole community runs more efficiently, and your board spends less time on administrative overhead.

Alaska community associations are governed by Alaska Uniform Common Interest Ownership Act (AS 34.08). Compliance with state law matters — incorrect election procedures, missing annual disclosures, or improperly documented enforcement actions expose boards to homeowner challenges and legal liability. APM's remote management team provides compliance guidance and documentation support to keep your Alaska association running correctly, even without an in-state office.

Alaska HOA & Condo Law Changes 2021–2025

Alaska has passed significant HOA and condominium law updates in recent legislative sessions. Here is a bill-by-bill summary of what changed — and what your board must do to stay compliant.

2022 Legislative Session

HB 172Electronic Records and Meetings

Amended the Alaska Uniform Common Interest Ownership Act (AS 34.08) to expressly authorize electronic delivery of association records and notices, and to permit board meetings and unit owner meetings to be conducted by electronic means — including video and telephone conference — provided all participants can hear each other simultaneously.

SB 209Reserve Fund Disclosure Requirements

Required Alaska common interest community associations to include a reserve fund summary in the annual disclosure delivered to unit owners. The summary must identify major reserve components, estimated remaining useful life, and the current funding level, enabling owners to assess whether assessments are adequately funding long-term capital needs.

2023 Legislative Session

HB 296Resale Disclosure Package Standards

Established statutory requirements for the content and delivery timeline of resale disclosure packages under AS 34.08. Sellers must provide the disclosure package within 10 days of a buyer's written request. The package must include current financials, governing documents, pending special assessments, and reserve fund status.

SB 156Assessment Lien Enforcement

Clarified Alaska's assessment lien priority and enforcement procedures, including the requirement that associations provide a 30-day cure notice by certified mail before initiating judicial foreclosure. Collections costs, including reasonable attorney fees, may be added to the lien amount after the cure period expires.

2025 Legislative Session

HB 88HOA Owner Rights — Fine Due Process

Added a statutory due process requirement for imposition of fines by Alaska common interest community associations. Before a fine may be imposed, the association must provide the unit owner with written notice of the alleged violation and an opportunity for a hearing before the board within 21 days of the notice date.
