Remote HOA Management

Remote HOA Management in Arizona

Serving Phoenix, Scottsdale, Tucson, Mesa

APM delivers professional HOA and condo management to Arizona boards entirely online — software, financials, and board support for communities in Phoenix, Scottsdale, Tucson, Mesa, and beyond.

HOA and condominium boards in Arizona — whether in Phoenix, Scottsdale, Tucson, Mesa or smaller communities across the state — face the same core challenges: keeping financials accurate and transparent, enforcing community standards consistently, managing vendors accountably, and running compliant board meetings. Remote management through APM means your board gets professional support for all of these functions without the cost and overhead of a traditional local management company.

APM's remote management platform, HOA Alchemy, is the operating layer of your community. Board members get a live dashboard showing bank balances, reserve fund status, open violations, vendor work orders, and meeting history — updated in real time. Homeowners pay dues online, submit requests through the portal, and receive notices digitally. The whole community runs more efficiently, and your board spends less time on administrative overhead.

Arizona community associations are governed by Arizona Planned Communities Act (ARS Title 33) and Condominium Act. Compliance with state law matters — incorrect election procedures, missing annual disclosures, or improperly documented enforcement actions expose boards to homeowner challenges and legal liability. APM's remote management team provides compliance guidance and documentation support to keep your Arizona association running correctly, even without an in-state office.

Arizona HOA & Condo Law Changes 2021–2025

Arizona has passed significant HOA and condominium law updates in recent legislative sessions. Here is a bill-by-bill summary of what changed — and what your board must do to stay compliant.

2023 Legislative Session

HB 2298Public Road Parking Vote Deadline

HOAs that enforced parking restrictions on public roads were required to hold a member vote to continue by June 30, 2025. Associations that missed this deadline permanently lost authority to enforce parking restrictions on those public roads under ARS Title 33.

2024 Legislative Session

HB 2648Common Expense Lien Changes

Significant modifications to the Common Expense Lien under §33-1256 (Condo) and §33-1807 (Planned Communities), including updated lien priority and collection procedures.

HB 266248-Hour Meeting Agenda Requirement

Boards must provide meeting agendas to members at least 48 hours before any meeting, using the same delivery method used for the meeting notice itself.

2025 Legislative Session (eff. Sept 26, 2025)

SB 1039Meeting Recording Retention

If a board records any open meeting, the unedited recording must be retained for at least 6 months and made available to any member on request under the applicable records-examination statutes.

SB 1494Foreclosure Threshold (Planned Communities)

An HOA may not initiate judicial foreclosure in Superior Court until the owner has been delinquent for 18 months OR owes $10,000 or more — whichever occurs first.

SB 1378Flags as Political Signs

Adds flags to the definition of "political sign," extending existing political sign display protections to flags within planned communities and condominiums.
