Remote HOA Management in Colorado
Serving Denver, Colorado Springs, Boulder
APM delivers professional HOA and condo management to Colorado boards entirely online — software, financials, and board support for communities in Denver, Colorado Springs, Boulder, and beyond.
HOA and condominium boards in Colorado — whether in Denver, Colorado Springs, Boulder or smaller communities across the state — face the same core challenges: keeping financials accurate and transparent, enforcing community standards consistently, managing vendors accountably, and running compliant board meetings. Remote management through APM means your board gets professional support for all of these functions without the cost and overhead of a traditional local management company.
APM's remote management platform, HOA Alchemy, is the operating layer of your community. Board members get a live dashboard showing bank balances, reserve fund status, open violations, vendor work orders, and meeting history — updated in real time. Homeowners pay dues online, submit requests through the portal, and receive notices digitally. The whole community runs more efficiently, and your board spends less time on administrative overhead.
Colorado community associations are governed by Colorado Common Interest Ownership Act (CCIOA). Compliance with state law matters — incorrect election procedures, missing annual disclosures, or improperly documented enforcement actions expose boards to homeowner challenges and legal liability. APM's remote management team provides compliance guidance and documentation support to keep your Colorado association running correctly, even without an in-state office.
Colorado HOA & Condo Law Changes 2021–2025
Colorado has passed significant HOA and condominium law updates in recent legislative sessions. Here is a bill-by-bill summary of what changed — and what your board must do to stay compliant.
2022 Legislative Session
Associations subject to CCIOA cannot foreclose based solely on unpaid fines or related fees. Interest on fines is capped. Requires associations to update collection policies accordingly.
Associations may not enforce covenants on any public right-of-way, removing authority to regulate parking or landscaping on public streets regardless of governing documents.
2023 Legislative Session
Created a task force of homeowners, board members, and industry professionals to study and recommend improvements to transparency, collections, dispute resolution, and owner education under CCIOA; recommendations informed 2024–2025 legislation.
2024 Legislative Session
Further tightened foreclosure rules by capping recoverable attorney fees in foreclosure proceedings and prohibiting an HOA from pursuing foreclosure while an owner is actively complying with a payment plan.
Associations must first contact the delinquent unit owner before taking collections action — amending CCIOA to make direct owner outreach a required step before escalation.
2025 Legislative Session
Comprehensive bill requiring HOAs subject to CCIOA to update governing documents, adjust collection policies, and register with the Division of Real Estate. Mandates strict compliance with all assessment and foreclosure requirements under CCIOA.
At least 65% of all unit owners must approve before an HOA may file a construction defect lawsuit against a developer.
