Remote HOA Management in Louisiana
Serving New Orleans, Baton Rouge, Shreveport, Lafayette
APM delivers professional HOA and condo management to Louisiana boards entirely online — software, financials, and board support for communities in New Orleans, Baton Rouge, Shreveport, Lafayette, and beyond.
HOA and condominium boards in Louisiana — whether in New Orleans, Baton Rouge, Shreveport, Lafayette or smaller communities across the state — face the same core challenges: keeping financials accurate and transparent, enforcing community standards consistently, managing vendors accountably, and running compliant board meetings. Remote management through APM means your board gets professional support for all of these functions without the cost and overhead of a traditional local management company.
APM's remote management platform, HOA Alchemy, is the operating layer of your community. Board members get a live dashboard showing bank balances, reserve fund status, open violations, vendor work orders, and meeting history — updated in real time. Homeowners pay dues online, submit requests through the portal, and receive notices digitally. The whole community runs more efficiently, and your board spends less time on administrative overhead.
Louisiana community associations are governed by Louisiana Condominium Act (La. R.S. 9:1121.101) and Homeowners Association Act. Compliance with state law matters — incorrect election procedures, missing annual disclosures, or improperly documented enforcement actions expose boards to homeowner challenges and legal liability. APM's remote management team provides compliance guidance and documentation support to keep your Louisiana association running correctly, even without an in-state office.
Louisiana HOA & Condo Law Changes 2021–2025
Louisiana has passed significant HOA and condominium law updates in recent legislative sessions. Here is a bill-by-bill summary of what changed — and what your board must do to stay compliant.
2021 Legislative Session
Amended Louisiana Condominium Act and Homeowners Association Act to authorize electronic delivery of all required notices and to permit meetings to be conducted by video conference or telephone conference. The authorization applies to both board meetings and unit owner meetings, provided all participants receive electronic notice at least 10 days in advance.
Enacted La. R.S. 9:1141.10, prohibiting Louisiana homeowners associations from adopting or enforcing any covenant, condition, or restriction that prohibits the installation of solar energy systems. Associations may impose aesthetic standards regarding panel placement and framing, but may not require removal or prohibit a system that complies with applicable building codes.
2023 Legislative Session
Clarified the authority of Louisiana condominium associations to levy special assessments for post-storm emergency repairs without prior member approval when delay would cause additional damage. The emergency assessment authorization requires a written finding by the board documenting the emergency nature of the repairs, adopted at a board meeting with notice given to all owners.
Strengthened the assessment lien priority for Louisiana condominium associations, confirming that the lien for unpaid assessments and related collection costs has priority over all liens except bona fide first mortgages and ad valorem taxes. Required a 30-day cure notice before filing a lien and a 60-day cure notice before initiating foreclosure.
2024 Legislative Session
Required Louisiana condominium associations to notify unit owners within 72 hours of filing an insurance claim for damage to common elements. The notice must identify the damage, the insurer, and the estimated repair timeline. Owners must be notified of all material insurance settlement developments within 30 days.
Required Louisiana condominium associations in parishes designated as coastal zones to conduct a reserve study every 3 years (reduced from 5 years) and to fund reserves at a minimum of 15% of the operating budget annually. Coastal community associations must disclose reserve fund status in all resale disclosure packages.
