Remote HOA Management

Remote HOA Management in Pennsylvania

Serving Philadelphia, Pittsburgh, Harrisburg

APM delivers professional HOA and condo management to Pennsylvania boards entirely online — software, financials, and board support for communities in Philadelphia, Pittsburgh, Harrisburg, and beyond.

HOA and condominium boards in Pennsylvania — whether in Philadelphia, Pittsburgh, Harrisburg or smaller communities across the state — face the same core challenges: keeping financials accurate and transparent, enforcing community standards consistently, managing vendors accountably, and running compliant board meetings. Remote management through APM means your board gets professional support for all of these functions without the cost and overhead of a traditional local management company.

APM's remote management platform, HOA Alchemy, is the operating layer of your community. Board members get a live dashboard showing bank balances, reserve fund status, open violations, vendor work orders, and meeting history — updated in real time. Homeowners pay dues online, submit requests through the portal, and receive notices digitally. The whole community runs more efficiently, and your board spends less time on administrative overhead.

Pennsylvania community associations are governed by Pennsylvania Uniform Planned Community Act and Condominium Act. Compliance with state law matters — incorrect election procedures, missing annual disclosures, or improperly documented enforcement actions expose boards to homeowner challenges and legal liability. APM's remote management team provides compliance guidance and documentation support to keep your Pennsylvania association running correctly, even without an in-state office.

Pennsylvania HOA & Condo Law Changes 2021–2025

Pennsylvania has passed significant HOA and condominium law updates in recent legislative sessions. Here is a bill-by-bill summary of what changed — and what your board must do to stay compliant.

2021 Legislative Session

HB 1340Lien Statute of Limitations Extended

Extended the assessment lien statute of limitations from 3 years to 4 years from the date the assessment became due. Also clarified that associations may file suit directly against owners to recover delinquent assessments (not limited to lien-only remedies).

2022 Legislative Session (eff. May 2023)

Act 115 / HB 1795Electronic Voting, Election Oversight & Bylaw Reform

Major legislation: electronic voting, notices, and meeting attendance authorized for all associations including unincorporated ones; board member removal codified (2/3 vote at quorum meeting); associations with 500 or more units must use an independent reviewer to count and certify election results; bylaw amendments require 14-day prior meeting notice and at least 51% approval from those voting.

2023–2024 Legislative Sessions

HB 595Alternative Dispute Resolution

Added ADR mechanisms (mediation/arbitration) to the Pennsylvania Uniform Condominium Act and Planned Community Act, giving unit owners and associations additional tools to resolve disputes outside of court proceedings.
