Remote HOA Management

Remote HOA Management in Rhode Island

Serving Providence, Cranston, Warwick, Pawtucket

APM delivers professional HOA and condo management to Rhode Island boards entirely online — software, financials, and board support for communities in Providence, Cranston, Warwick, Pawtucket, and beyond.

HOA and condominium boards in Rhode Island — whether in Providence, Cranston, Warwick, Pawtucket or smaller communities across the state — face the same core challenges: keeping financials accurate and transparent, enforcing community standards consistently, managing vendors accountably, and running compliant board meetings. Remote management through APM means your board gets professional support for all of these functions without the cost and overhead of a traditional local management company.

APM's remote management platform, HOA Alchemy, is the operating layer of your community. Board members get a live dashboard showing bank balances, reserve fund status, open violations, vendor work orders, and meeting history — updated in real time. Homeowners pay dues online, submit requests through the portal, and receive notices digitally. The whole community runs more efficiently, and your board spends less time on administrative overhead.

Rhode Island community associations are governed by Rhode Island Condominium Act (R.I. Gen. Laws § 34-36.1) and HOA Act. Compliance with state law matters — incorrect election procedures, missing annual disclosures, or improperly documented enforcement actions expose boards to homeowner challenges and legal liability. APM's remote management team provides compliance guidance and documentation support to keep your Rhode Island association running correctly, even without an in-state office.

Rhode Island HOA & Condo Law Changes 2021–2025

Rhode Island has passed significant HOA and condominium law updates in recent legislative sessions. Here is a bill-by-bill summary of what changed — and what your board must do to stay compliant.

2022 Legislative Session

H 7789Electronic Meeting and Voting Rights

Amended R.I. Gen. Laws § 34-36.1 to authorize electronic delivery of required notices and to permit board meetings and unit owner votes to be conducted by video conference or electronic ballot. Boards must adopt a written electronic meeting and voting policy before conducting the first electronic meeting.

S 2624Solar Energy Rights for Condo and HOA Owners

Prohibited Rhode Island condominium and homeowners associations from adopting or enforcing restrictions that prohibit the installation of solar energy equipment. Associations may impose reasonable placement standards as long as those standards do not increase cost by more than 5% or reduce output by more than 10%.

2023 Legislative Session

H 5629Reserve Fund Study Requirement

Required Rhode Island condominium associations with more than 15 units to conduct a reserve study within 3 years of the act's effective date and update the study every 5 years. The study must assess all major common elements and project funding needs over a 20-year horizon. Annual reserve fund status disclosures must be provided to all unit owners with the annual budget.

S 1139Assessment Lien — Pre-Filing Notice

Established a 30-day pre-lien notice requirement for Rhode Island condominium associations. Notice must be by certified mail and must itemize all amounts due. Attorney fees and collection costs may not be added to the delinquency until after the cure period expires.

2025 Legislative Session

H 5891EV Charging Rights

Prohibited Rhode Island condominium and HOA associations from restricting the installation of EV charging equipment in owners' assigned parking spaces. Associations must process approval requests within 60 days and may require licensed electricians, prior board approval, and owner-maintained liability insurance for the equipment.

S 803Structural Inspection for Coastal Condos

Required Rhode Island condominium associations in coastal communities with buildings over 3 stories or more than 25 years old to commission a structural integrity inspection by a licensed structural engineer. Initial inspections are due by December 31, 2026, with reinspection every 5 years. Results must be disclosed to all unit owners.
