2021 Legislative Session (eff. July 1, 2021)
Both the Property Owners Association Act and the Condominium Act were amended to allow electronic communications for meetings and notices, unless governing documents expressly prohibit it. Boards may hold virtual meetings and send electronic notices to members.
2022 Legislative Session
Associations must recognize persons designated in writing by property owners as authorized representatives. Expanded the list of persons authorized to request disclosure packets and resale certificates on an owner's behalf (§55.1-1823 and §55.1-1962).
2023–2024 Legislative Sessions
"Reserve study" formally defined in Virginia Code §55.1-1800 and §55.1-1900 as a capital budget planning tool for determining physical status and estimated repair/replacement cost of capital components and association funding capacity.
2025 Legislative Session
Resale certificates must now clarify that unit owners may be liable for the association's master insurance policy deductible when the association makes a claim (§55.1-2310).
