2021 Legislative Session
Amended both the Condominium Act (Ch. 718) and HOA Act (Ch. 720), updating lien notice requirements for condos and modifying HOA fine levy procedures, including changes to due process before fines take effect.
2024 Legislative Session
Major overhaul effective July 1, 2024: board directors must complete a 4-hour state-approved education course within 90 days of election (plus annual continuing education); HOAs with 100+ parcels must maintain an online portal by Jan 1, 2025; fines capped at $100/violation; HOAs cannot ban pickup trucks from member driveways; debit cards prohibited for association accounts; criminal penalties for knowingly failing to provide records access; audited financials required for 1,000+ parcel associations.
2025 Legislative Session
All condo and cooperative associations must create and maintain an online account with the Florida DBPR by October 1, 2025. Condo associations with 25 or more units must have a website publishing governing documents by January 1, 2026.
